Collingswood Manor replaces a facility that has provided care for seniors continuously since 1891. The historic front building was gutted and renovated, its lawns and setting maintained. The new building was built in two phases to allow the continued operation of the facility throughout construction. The completed building contains 116 residential healthcare/assisted living units on the first four floors while the fifth floor is a 60 bed nursing unit. Social areas are spread throughout all floors to give residents more options and to provide greater flexibility in use. The exterior takes its cues from the historic building and uses scale and setbacks to allow the complex to blend with the surrounding neighborhood.

The new building was styled with the classic base, middle, crown part to help defuse the scale of the building. The long and tall walls are all broken up with projections whose proportions echo that of the early twentieth century building to which it is attached.

Carpet borders and creative vinyl tile patterns have been used to break down the scale of the long corridors. Shelves at the side of the doors in the assisted living areas provide opportunities for each resident to personalize her unit entrance.

This project presents an elegant solution to creating an addition much larger than the original building without compromising the importance of this historic building. The overall planning is efficient but creates long corridors in the housing wings. Also, access to the exterior gardens is not encouraged by the 5 stories structure and the absence of private balconies in the units may deprive the residents from daily and easy access to fresh air and sunshine.
