Located in the heart of downtown Montreal, on the south side of de Maisonneuve Street between Stanley to the east and Drummond to the west it measures a total area of 160 square meters (75 m fronting de Maisonneuve and 22 m fronting Stanley and Drummond). 

This site was made available in the last year when the building that occupied this site was torn down (a building that originally projected onto de Maisonneuve creating a 'tunnel' for automobile traffic to pass through - refer to the site usage plan below). 

As can be seen from the aerial and site massing maps, the site is in an area of high density. 

Pedestrian traffic faces from all directions. Automobile traffic runs one way west along de Maisonneuve, one way north along Drummond and one way south along Stanley. There is a metro line (green) that runs parallel to the length of the site directly below it. A metro entrance is located adjacent to the site in an office building on the south east corner of De Maisonneuve and Stanley (detailed maps of the metro have been ordered from the STCUM and are forthcoming).

The site is located in an area of mixed commercial use (offices, retail shops, and restaurants). It neighbors the YMCA building to the south of the site. The Cours Mont Royal is located two blocks to the east on the same side of the street.

Being a north facing site, direct sun exposure on the site  is limited to the afternoon and evening hours. Although surrounded by mid rise buildings (10 to 14 storeys) it still has ample sun exposure as can be seen in the day photos.

The area is quickly being developed. Parking lots adjacent to the site are slated for the construction of mid-rise buildings.
